Job Description

GENERAL FUNCTION:

Under the supervision of the Division Production Manager, manages the construction processes for up to 20- 25 single family and multi-family homes annually. In addition, the Senior Project Manager directly supervises 2-3 Project Managers and/or Assistant Project Managers in other communities. The Senior Project Manager communicates and projects the proper attitude to all customers, trade contractors, suppliers and employees through all forms of communication (writing, verbal, appearance). Responsible for the overall performance of all field personnel (under his/her direct management) as measured by specific metrics and company policies to include build time, quality of product, budget, and customer service. Responsible for the compliance with all company policies and procedures by all employees in the field, Trade Partners, and Vendors.

SPECIFIC RESPONSIBILITIES:

Performance, Quality and Conditions:

•  Maintain and drives Goodall Homes standards of performance related to scheduling and quality of construction, job site conditions, customer satisfaction, and job cost variances.

•  Performs daily QC inspections and documents defects and omissions on every jobsite under his/her control. Transmits results to Company via phone or electronically. Also transmits schedule changes via email.

•  Coordinates completion of QC items in preparing house for final delivery and buyer closing.

•  Responsible for timely completion of pre-closing walk-through items

Management of Employees:

•  Direct management of 2-3 Project Managers and/or Assistant Project Managers.

•  Involved in and responsible for overall accountable of Project Managers and Assistant Project Managers including hiring, firing, training, and development.

•  Assist in teaching the Assistant Project Manager Training Course

•  Conduct/Assist in employee reviews as per the company policy.

•  Ensure the appearance of all field personnel are in compliance with company policies and best practices.

Cost Control, Budgeting, and Purchasing:

•  Processes Purchase Order (PO) approvals upon successful completion of each phase of construction.

•  Requests and approves Variance POs to ensure that non-budgeted, but needed, items and labor are available to complete the house on time and with acceptable levels of customer satisfaction and product quality.

•  Assists the Purchasing Department in helping to control costs by following up on variances in the field as per VPO requests.

•  Monitors and assists with analyzing the weekly variance report to minimize future variances and avoiding unnecessary current variances.

Scheduling and Ordering:

•  Responsible for maintaining construction schedule from start to project delivery.

•  Responsible for using the Company’s formal scheduling system and maintaining all job schedules to

their current status with proper activity sequencing.

•  Responsible for scheduling trade contractors and materials suppliers to ensure no “dry runs”, just-in- time deliveries.

•  Ensure job schedules are consistent throughout his/her communities.

•  Ensure the company is meeting its goals for cycle times by monitoring current job schedules and the closed cycle time report.

•  Give feedback to Project Managers/Assistant Project Managers and adjust as necessary.

Jobsite Maintenance:

•  Is responsible for maintaining marketing and job number signs on each job during construction, as well as all applicable job specifications.

•  Responsible for securing homes under construction (closing windows/locking properties as required) and locking storage areas at the end of each work day.

•  Responsible for care and maintenance of any assigned company equipment (tools, iPads, computers) and/or maintaining personal vehicle and equipment to company standards if reimbursed for use of same.

•  Ensure that the company standards are being met as related to the WHC Scorecard metrics.

•  Walk through each community at least once per week spot checking quality building practices, safety, jobsite conditions (cleanliness and organization), adherence to company policies, and community appearance to include model homes, front entrances, and other amenities and open spaces.

•  Analyze quality reports and assist in developing and executing plans to eliminate recurring problems in order to raise the quality of the product being delivered and to lower costs by eliminating extra trips by trades and vendors.

•  Oversee and train on: Plan reviews, pre-drywall walks with customers, framing checks, etc. to ensure they are done correctly and are consistent from community to community.

•  Assist in problem resolution with Project Managers and Assistant Project Manager concerning code officials and code compliance.

Safety:

•  Is responsible for ensuring safe work practices are evident on all jobs. Must insist upon compliance with Goodall Homes safety and health policies as stated in the Safety Program.

•  Must understand and comply with all OSHA job site requirements.

•  Spot check trades, vendors, and employees to ensure adherence to safety standards per his/her communities.

Customer/Buyer Relations:

•  Facilitate and negotiate company position with “hard to resolve” customer requests.

Trade Contractor Relations:

•  Where necessary, has the coordinated authority with the Purchasing Manager and Production Manager

to take disciplinary action in reference to trade contractor’s failure to perform.

•  Responsible for enforcing company cleaning, smoking, music, and general conduct policy on daily basis for all communities under his/her management.

•  Trains, and supervises the day-to-day construction labor on assigned job sites. Labor is 100% done via subcontract.

•  Also responsible for ongoing recruiting of new trade base.

•  Be a facilitator to conflict resolution between Project Managers and Trades and Vendors.

Required Meetings and Project Review Sessions:

•  Completes/oversees pre-construction review of CAD prints and selections for each assigned house. Attends, participates, and leads in weekly production team meetings.

•  Conducts, trains, and oversees the Project Managers and Assistant Project Managers in Lot inspection / Plan Reviews with customers for the houses assigned under his/her supervision. Lot inspection requires filling out the lot analysis form and turning in to estimating.

•  Attends the weekly Great Game of Business Meeting.

•  Attends the weekly Resource Meeting

Training:

•  Knowledge gained will be tested on a regular basis. Senior Project Manager must maintain acceptable level of competence in all areas relating to this role, as well as general computer competency, and knowledge of company operations, mission, and core values.

•  Required to cross train in the Purchasing/Estimating, Design, and scheduling.

•  Must get OSHA 10-hour training.

•  Must attend the Management Foundations Class

Other Duties:

•  Ensure marketing signs are being maintained by Project Manager/Sales Agent Teams.

•  Ensure continuous improvements year-over-year on company goals for cycle time, WHC Scorecard metrics, and NPS scores.

•  Assist in determining if lots are ready for construction once the development phase of work is complete

Job Requirements

PREREQUISITES FOR SUCCESS:

•  Technical construction ability to manage construction resources and to aid in diagnosing and resolving field problems.

•  People skills to articulately and professionally handle conflicts with customers, employees, City Inspectors, and Trades and Vendors.

•  Ability to train trade contractors and employees on construction techniques and field problem resolution.

•  Computer skills to help implement complex systems for scheduling and purchasing.

•  Bachelor’s Degree or equivalent experience in the homebuilding industry.

•  Successfully trained multiple Assistant Project Managers.

•  Been a Project Manager for 3 years preferred.
